Nippit Owl means well. Really, he does. But with oversized eyes and an unfortunately undersized sense of depth perception, he’s forever bumping into things – doors, bookshelves, sometimes Bartholomew Bear (who always takes it in good humour). He’s officially studying nocturnal navigation, though so far it’s involved more stubbed toes than successful landings. (“It’s all data,” he insists, nursing another bumped wing.)Clumsy? Perhaps. A brilliant friend? Absolutely!

The line is the median; the shaded band covers the middle half of listings. A wide band means the market disagrees with itself, treat the median as a guide, not a valuation. Hollow points are days with fewer than 4 listings (22 of 26 here), so they move around a lot.
